Terms of Service & Client Agreement for OnitServices L.L.C Effective Date: January 1st, 2026

These Terms of Service (“Terms”) constitute a legally binding agreement between OnitServices L.L.C, a Washington limited liability company (“OnitServices,” “Company,” “we,” “our,” or “us”), and the individual or entity booking or receiving services (“Customer,” “Client,” or “you”).

By accessing our website, scheduling a service, submitting payment, or otherwise using services provided by OnitServices L.L.C, you acknowledge that you have read, understood, and agree to be legally bound by these Terms.

These Terms apply to services booked through any of the following channels:
• OnitServices website
• SimplyBook.me booking platform
• Direct payment links
• Yelp or other marketplace platforms
• SMS or email communication
• Phone scheduling
• Any future scheduling systems used by OnitServices L.L.C

By booking a service, you also agree to the following policies which are incorporated by reference into these Terms:

  • Client Service Agreement

    If you do not agree with these Terms, you must not use our services.
  1. Company Overview

    OnitServices L.L.C is a professional home services company providing residential, automotive, and property-related services within designated service areas.
    Our goal is to provide convenient, reliable, and professional services to homeowners, renters, property managers, and vehicle owners through trained personnel operating under the OnitServices platform.
    These Terms govern all interactions between OnitServices L.L.C and its customers.

  2. Scope of Services

    OnitServices L.L.C currently provides services including but not limited to:
    • Residential cleaning services
    • Deep cleaning services
    • Move-in and move-out cleaning
    • Recurring cleaning memberships
    • Airbnb and short-term rental turnover
    cleaning
    • Auto detailing services
    • Mobile vehicle detailing
    • TV mounting and installation services
    • Pressure washing services 

    OnitServices L.L.C reserves the right to introduce additional services in the future including but not limited to:
    • junk or debris removal
    • mobile oil change services
    • tire installation or replacement services
    • home maintenance services
    • landscaping services
    • general home service marketplace
    offerings
     

    All present and future services are governed by these Terms. 

    OnitServices L.L.C reserves the right to modify, expand, suspend, or discontinue services at its sole discretion.

  3. Service Personnel

    Services are performed by trained employees of OnitServices L.L.C or authorized service providers operating under the OnitServices platform. 

    All personnel are expected to:
    • follow professional service standards
    • comply with safety procedures
    • treat customer property with care and respect 

    While OnitServices L.L.C performs reasonable screening and training procedures, the Company does not guarantee that services will meet every subjective expectation of the client.

  4. Service Areas

    Services are provided only within designated service regions defined by OnitServices L.L.C. 

    Service availability may vary depending on technician availability, travel distance, and scheduling constraints. 

    The Company reserves the right to decline bookings outside its operational service area.

  5. Booking & Appointment Confirmation

    Appointments may be scheduled through:
    • the OnitServices website
    • the SimplyBook.me booking system
    • SMS booking links
    • direct communication with OnitServices staff
    • third-party platforms such as Yelp 

    A service appointment is considered confirmed only after a deposit has been successfully processed. 

    Estimated service durations provided during booking are approximate timeframes and may vary depending on:
    • property size
    • number of bedrooms or bathrooms
    • vehicle condition
    • installation complexity
    • level of dirt, debris, or clutter
    • accessibility of service location
    • additional services requested 

    If the actual conditions differ from those described during booking, OnitServices L.L.C reserves the right to adjust the final service price. 

    If the customer declines the revised pricing, the service may be canceled and the deposit may be forfeited.

  6. Deposits and Payment Terms

    A non-refundable deposit is required to secure service appointments. 
    Deposits are applied toward the total cost of the service. 
    Remaining balances are due immediately upon completion of the service unless alternative arrangements have been approved by
    the Company.

     Payments are processed securely through third-party payment processors including Stripe. 

    Accepted payment methods may include:
    • credit cards
    • debit cards
    • digital payment links 

    A 3% payment processing fee may apply to credit card transactions. 

    Failure to complete payment may result in:
    • restriction from future bookings
    • late payment fees
    • collection actions if necessary.

  7. Chargebacks and Payment Disputes
    Customers agree not to initiate fraudulent payment disputes or chargebacks.

    If a chargeback is initiated, OnitServices L.L.C reserves the right to provide documentation including:
    • booking confirmations
    • service records
    • technician time logs
    • communication history
    • before-and-after photographs
    • signed service agreements
    • GPS arrival records

    Customers submitting unjustified chargebacks may be permanently restricted from future services.

     

  8. Cancellation & Rescheduling Policy

    Service time is reserved specifically for each customer. Therefore, the following policies apply:

    24 hours or more before the scheduled appointment
    • Deposit may be refunded or applied toward rescheduling.

     Less than 24 hours before appointment 
    • Deposit becomes a credit toward a future appointment. 

    Same-day cancellation or missed appointment
    • Deposit is forfeited. 

    Customers may cancel or reschedule appointments through the booking platform or by contacting OnitServices.

  9. Arrival Windows

    OnitServices operates within arrival windows rather than exact appointment times due to traffic, scheduling variables, and service duration differences.

     While we make every effort to arrive on schedule, delays may occur due to:
    • extended previous service appointments
    • traffic conditions
    • weather conditions
    • equipment issues
    • unforeseen circumstances 

    Customers will be notified when possible if delays occur.

  10. Customer Responsibilities

    Customers must prepare the service location prior to technician arrival. 

    Customers agree to:
    • secure pets away from service areas
    • remove fragile or valuable items
    • provide clear access to the work area
    • ensure electricity and water access when required
    • provide safe parking for service personnel 

    Failure to provide safe access may result in cancellation of the appointment and forfeiture of the deposit. 

    OnitServices personnel are not responsible for:
    • moving heavy furniture
    • organizing excessive clutter
    • handling pest infestations
    • cleaning hazardous environments unless agreed in writing.

  11. Right to Refuse Service

    OnitServices L.L.C reserves the right to refuse or discontinue service if working conditions are deemed unsafe. 

    Examples of unsafe conditions include:
    • aggressive animals
    • hazardous materials
    • unsanitary environments
    • exposed electrical hazards
    • illegal activity on the property 

    In such situations, the service may be terminated and deposits may be forfeited.

  12. Cleaning Service Limitations

    Cleaning services are designed to maintain
    or improve cleanliness but cannot guarantee restoration of damaged surfaces.
     

    Cleaning services do not guarantee removal of:
    • permanent stains
    • paint damage
    • discoloration caused by aging materials
    • embedded mold growth.

  13. Auto Detailing Limitations

    Auto detailing services are cosmetic maintenance services intended to improve vehicle appearance. 

    Detailing services cannot guarantee removal of:
    • deep stains
    • paint damage
    • oxidation
    • scratches
    • upholstery deterioration.

    Customers must remove personal belongings from vehicles before service begins.

     

  14. TV Mounting Disclaimer

    TV mounting requires drilling into walls that may contain hidden components including:
    • electrical wiring
    • plumbing lines
    • gas lines
    • structural supports. 

    While technicians take reasonable precautions, OnitServices L.L.C cannot guarantee detection of all hidden structures behind walls. 

    Customers acknowledge that the Company is not responsible for damage caused by hidden structural conditions.

  15. Property Access Policy

    Customers must ensure that service personnel can access the property at the scheduled appointment time. 

    If service personnel arrive and access is unavailable within 15 minutes, the appointment may be canceled and the deposit forfeited.

  16. Parking Policy

    Customers must provide legal parking near the service location. 

    If parking permits or paid parking are required, the customer may be responsible for covering those costs.

  17. Photo Documentation

    OnitServices L.L.C may take photographs before and after service for:
    • service verification
    • quality control
    • dispute resolution

    Photos will not be used for marketing purposes without written consent from the customer.

  18. Satisfaction Policy

    Customers must report service concerns within 24 hours of service completion.

    After reviewing the issue, the Company may offer:
    • a corrective visit
    • partial service credit 

    Refunds are not guaranteed.

  19. Limitation of Liability

    OnitServices L.L.C is not liable for:
    • pre-existing damage
    • structural defects
    • hidden wiring or plumbing
    • items left in service areas. 

    Claims must be submitted within 48 hours of service completion. 

    Maximum liability shall not exceed the amount paid for the service.

  20. Membership Services

    Recurring cleaning memberships may be offered through plans including:
    • Essential
    • Executive
    • Signature 

    Membership services may be billed on a recurring basis depending on selected service frequency. 

    Customers may cancel membership services prior to the next billing cycle. 

    Missed appointments do not automatically qualify for refunds. 

  21. Intellectual Property

    All logos, branding, workflows, software integrations, and materials associated with OnitServices L.L.C are protected
    intellectual property.
     

    Unauthorized use is strictly prohibited.

  22. Governing Law

    These Terms are governed by the laws of the State of Washington. 

    Any legal disputes shall be resolved in courts located in King County, Washington.

  23. Updates to Terms

    OnitServices L.L.C reserves the right to update these Terms at any time.

    Continued use of services after updates constitutes acceptance of the revised Terms.
