Customer Service Agreement for OnitServices L.L.C Effective Date: July 1, 2025
- Introduction
This Client Service Agreement (“Agreement”) is entered into between the client (“you” or “Client”) and OnitServices L.L.C (“we,” “our,” or “OnitServices”), a Washington State-based limited liability company headquartered in Seattle, WA.
By booking or using our services, you acknowledge and agree to all terms outlined in:- This Agreement

All are incorporated by reference and are legally binding.
- Scope of Services
This Agreement applies to all OnitServices offerings, current and future, including:- Residential cleaning (standard, deep, move-in/move-out)
- Auto detailing (interior, exterior, full detail)
- TV mounting (including soundbar installation and wire concealment)
- Junk removal
- Mobile oil/tire changes
- Appliance installation
- Any additional services announced on our website
Services are provided only via advance booking through our official website, authorized booking platforms, or written agreements.
- Booking & Payment Terms
- Deposits: All bookings require a non-refundable deposit to secure the appointment.
- Balance Payment: Remaining balances are due immediately upon service completion unless otherwise arranged in writing.
- Payment Processing: All transactions are processed securely via Stripe. A 3% processing fee applies to all credit/debit card payments.
- Material Costs: If materials (e.g., mounts, special cleaning chemicals) are provided by OnitServices, these will be billed separately.
- Service Adjustments: If the scope of work changes after booking (e.g., additional rooms, add-on services), pricing will be adjusted accordingly.
- Late Payments: Payments more than 72 hours overdue will incur a $25 late fee and may be referred to collections.
- Cancellation & Rescheduling
We process data on the following legal bases:- 24+ Hours Notice: Deposit may be refunded or credited toward future services.
- Within 24 Hours: Deposit is forfeited; may be credited at our discretion.
- No Access / No Show: Deposit forfeited and rescheduling may incur an additional charge.
- Unsafe or Unsanitary Conditions: Service may be canceled immediately with forfeiture of deposit.

- Client Responsibilities
We do not sell your personal data. Information may be shared with:- Provide safe, unobstructed access to the property and service areas.
- Ensure electricity, water, and parking are available if required for the service.
- Secure all pets away from service areas; aggressive or unrestrained animals will result in cancellation.
- Remove fragile, valuable, or sentimental items from service areas prior to arrival.
- Notify us in writing of any hazardous conditions, including but not limited to:
- Mold or mildew
- Pest infestations
- Structural weaknesses
- Delicate or damaged surfaces’
- Appliances previously treated with chemical products (e.g., grout sprays, acids, bleach-based cleaners)
- Detailed Damage & Liability Policy
6.1 General Damage & Liability Policy
OnitServices L.L.C and its contractors are not responsible for:- Pre-existing wear, defects, or deterioration.
- Manufacturer defects.
- Improper installation or maintenance performed before our arrival.
- Hidden structural issues such as wiring, plumbing, or framing.
- Damage caused by prior cleaning methods, treatments, or chemicals (including grout sprays, acid cleaners, bleach mixtures).
If such conditions exist before our arrival and are revealed during service, the client bears all responsibility for any resulting damage.
6.2 Client-Requested Methods or Products
If the client requests a specific cleaning product, mounting location, installation method, or supplied material, the client assumes full responsibility for any resulting damage unless OnitServices L.L.C has approved such use in writing before work begins.6.3 Limitation of Liability
Our maximum liability is strictly limited to the amount paid for the specific service performed on the affected item or area. We are not liable for replacement costs, loss of use, loss of income, or consequential damages.6.4 Appliance & Surface Specific Clause (“Cammie Clause”)
If an appliance, fixture, or surface has been treated with any chemical, grout spray, or cleaning product before our service, OnitServices L.L.C is not responsible for discoloration, corrosion, staining, or deterioration discovered during or after service.
Clients must disclose any such treatments in writing prior to service.6.5 Service-Specific Limitations
Service-specific limitations for each OnitServices offering (e.g., home cleaning, auto detailing, TV mounting, junk removal, mobile services, appliance installation, and future services) are maintained on our official Service Customer Service AgreementThese limitations are incorporated into this Agreement by reference and are legally binding. Updates to this page apply to all future bookings and services without the need for a revised signed agreement.
- Photo Documentation & Claims Process
- Before/After Photos: May be taken for quality control and dispute resolution.
- Claim Filing:
- Must be submitted within 48 hours of service completion.
- It must include clear before-and-after photographs of the alleged damage.
- Must describe the damage, the affected item/area, and the date/time it was discovered.
- Claims without photographic evidence may be denied.
- OnitServices L.L.C reserves the right to inspect the property in person before determining resolution.
- Safety & Right to Refuse Service
Service will be refused or terminated immediately if:- The environment is unsafe, unsanitary, or in violation of health codes.
- There is verbal or physical abuse toward staff.
- Pets are unrestrained and pose a risk.
- Property access is blocked, locked, or otherwise denied
Deposits will be forfeited in these cases.
- Dispute Resolution & Waiver of Civil Action
9.1 Governing Law
This Agreement is governed by U.S. federal law, the laws of the State of Washington (including the Washington Consumer Protection Act, RCW 19.86), and all applicable Seattle municipal laws.9.2 Mandatory Mediation & Arbitration
- Any dispute must first be submitted to mediation in King County, WA within 30 days of notice.
- If mediation fails, the dispute will be resolved via binding arbitration under the rules of the American Arbitration Association (AAA).
- The arbitrator’s decision will be final and binding; judgment may be entered in any court of competent jurisdiction.
9.3 Waiver of Civil Court Action
You waive the right to sue OnitServices L.L.C in civil court, including small claims courts, except to enforce an arbitration award.9.4 Class Action Waiver
All disputes must be filed individually and not as part of any class or collective action.9.5 Statute of Limitations
